1. Provide Your Title Commitment/Vesting Deed

One of the first things we request from our clients is a copy of the Title Commitment or Vesting Deed for the subject property. While our team conducts thorough research on the county level, this document provides another crucial piece of evidence for the surveyor to rely on. 


This adds another layer of assurance that the boundaries and legal descriptions we are working with are accurate. The sooner you can provide this documentation, the faster we can proceed with the fieldwork.


2. Notify Your Neighbors

Once we provide a start date for your survey, it is a good idea to inform your neighbors about the upcoming work. Though we always make an effort to notify neighboring properties when access is needed, neighbors are often more receptive when the notification comes directly from you. 


Many times, we hear comments like, “I wish my neighbor had told me sooner.” Avoiding misunderstandings and delays by keeping the lines of communication open with those around your property can greatly enhance the surveying process.


3. Communicate Any Boundary Disputes

If you are aware of any boundary disputes or disagreements with a neighbor, it is absolutely essential to inform us. These situations can be contentious and sometimes even dangerous. 


Knowing ahead of time allows us to take the proper precautions and ensure the safety of both our team and you as the client. Open communication about any issues helps us manage the situation appropriately and ensures a smoother land surveying process.


4. Ensure Safe Access to the Property

For a successful land survey, safe access to your property is crucial. If you have locked gates, please make sure they are unlocked, or provide the gate code. If your property has an electric fence, de-energize it while the surveyor is on-site. 


Also, if you have pets or animals, please secure them during the survey to prevent any disruptions or potential safety issues. Ensuring these factors are taken care of in advance will help us complete the fieldwork efficiently.
